The project proposes a four-story, mixed-use development with 27 apartments and retail space at the corner of R and 10th Street. The building consists of a single level of Type IA concrete podium construction, topped with three levels of wood-frame construction. The total building area spans 45,640 square feet, with 5,200 square feet dedicated to retail space.
The architectural style is contemporary, drawing inspiration from the Carlaw building and the historical, industrial ambiance of the R-Street Corridor. The use of materials such as brick, corrugated metal panels, glass, and metal rod steel canopies reflects the area's character.
To reduce the scale of the building, the upper mass is articulated with varying materials, proportions, and rhythmic elements on the façade. This approach creates a contemporary addition to the neighborhood, complementing the R Street Corridor and enhancing the overall aesthetic of the area.
