The 19 J is an 11-story mixed-use apartment building located at the northwest corner of 19th and J Streets, designed to provide affordable density between downtown and midtown Sacramento. The project includes 173 residential units above approximately 7,000 square feet of ground-floor retail, with a total building area of 130,000 square feet.
Eighty percent of the residential units will be innovative "smart" studios, affordable by design, ranging in size from 312 to 480 square feet. These units are thoughtfully designed to maximize functionality and livability within compact spaces.
The building employs a light-gauge steel construction method, incorporating a shear wall system that enables taller structures without the higher costs associated with reinforced concrete buildings. This method is particularly effective for layouts with spans of 14 feet or less, such as studios or one-bedroom apartments. The use of light-gauge steel allows for additional floors compared to wood-framed buildings, while also offering greater floor space and increased ceiling heights, enhancing the overall living experience.
