The project proposes a seven-story at 501 and 525 S street. The building is designed as a six-story of type IIIA over one level of type IA concrete podium construction and is comprised of two hundred and twenty (220) units consisting of 72 studios, 107 one-bedrooms, and 41 two-bedrooms.

 

The project proposes the residential lobby, live/work, and residential units along S street. The live/work unit­s also wrap around 5th street. The building provides a setback on the three street frontages of the ground floor with a landscape buffer and private patios. The alley will serve as access to the 84 parking spaces and the services for the trash and mechanical rooms.

 

On the 2nd floor of the building, The amenity space features an outdoor pool, lounge, and fitness center on the patio facing S street. These amenities will be unique to the Midtown Sacramento apartment, with the large open deck facing the main street. The program will help the interaction to the street as the pedestrian will be able to sense the activity happening up on the deck.

 

The building massing and design language marks the building as contemporary style but responds to the neighboring residential houses as well. The design has emphasis along S Street with the expression of the podium deck facing the street to break up the overall scale, massing articulation, and use C shape massing to open up the building to the street and neighbors.

 

The primary exterior materials include thin brick, smooth stucco, and cement board siding. With the building material and color, The exterior design balances the contemporary look with traditional materials used by the surrounding neighbors.
