The proposed seven-story mixed-use apartment building is situated at the corner of 9th Street and S Street in Sacramento. The project will feature 225 market-rate apartments and 6,500 square feet of retail space on the ground level, along with 110 parking spaces on the second level. The total building area is 280,000 square feet, with five stories of wood construction (Type III-A) above two levels of concrete podium.

 

The massing and design language of the building reflect a contemporary aesthetic while honoring the historical context and industrial character of the R-Street Corridor. To soften the building's scale, the massing is articulated with varied materials, proportions, and rhythmic elements on the façade, resulting in dynamic, varied-height balconies. The proposed exterior materials include thin brick, concrete, cement board, and cement plaster, achieving a modern appearance that complements and respects the surrounding environment.
