The proposed six-story, 74,000-square-foot mixed-use apartment building is located in the R Street Corridor of Sacramento. The project features 65 market-rate apartment units and 800 square feet of retail space on the ground level, along with 36 parking spaces. The structure consists of five stories of wood construction (Type III-A) over a single concrete podium level.
The design draws inspiration from the industrial character of the R Street Corridor, with simplified massing and the use of corrugated materials. At the pedestrian level, the design emphasizes transparency and activation, incorporating a louvered façade along the garage and an expansive trellis on the second level.
The residential lobby is strategically placed between two buildings, providing a quieter entry point away from R Street while contributing to pedestrian engagement on the ground floor. The project blends thoughtful urban design with a nod to the corridor's industrial heritage.
