Hilton Garden Inn, University Square project in Rocklin
A hotel and gas station have been confirmed, while several others appear to be close to locking down leases at a 10-acre mixed-use project planned in Rocklin near William Jessup University.
University Square is planned for the northwest corner of Sunset Boulevard and University Avenue in Rocklin. It's expected to include about 23,000 square feet of retail space, a gas station with car wash, a 10,000-square-foot day care facility, and a four-story hotel with more than 120 rooms, according to leasing materials. The project, located across from the private Christian university, would be adjacent to Estia at Rocklin, a built-to-rent townhome community with 181 units.
Developer LRE & Companies confirmed Tuesday that Circle K is part of its plans for the project. In an April news release, the San Rafael-based company confirmed that the 123-room hotel would be a Hilton Garden Inn.
In March, the Business Journal reported that plans had been submitted to Rocklin regarding the project, which included renderings that indicated Circle K and Hilton Garden Inn could be potential tenants, though neither were confirmed at that time. "We are in negotiations with other national retail brands, but at this time it's too early to announce any other names," said commercial real estate broker Ariel Fox of Right Site Retail, who's representing the developer.
A recent news release states that LRE & Companies is reviewing letters of intent from interested tenants for the remaining space. The project is scheduled to be completed by the end of 2025. The Rocklin project would be LRE & Companies' second Placer County development. The San Rafael-based company is also behind Roseville Junction, an 11-acre site north of the Westfield Galleria at Roseville that will feature a combination of retail, entertainment and hospitality development.
That project is expected to be completed as early as next year.
